When you think waterproofing, chances are your mind immediately goes to sump pumps and drain tile. If you have a crawl space foundation, however, one of the most crucial elements in preventing water damage to your home requires no electricity and no piping: a vapor barrier. Vapor barriers consist of plastic sheeting but can be the difference between a dry crawl space and one filled with mold and wood rot.

What is a Vapor Barrier?
Vapor barriers used in crawl space encapsulation consist of plastic sheeting flexible enough to come in rolls but strong enough to resist tearing. It is placed on the crawl space’s walls and floor, along with the crawl space’s piers.
The vapor barriers prevent the passage of moisture from the ground into your crawl space and are a key part of a crawl space waterproofing system.
Technically the term vapor barrier is a misnomer. The sheeting is actually a vapor retarder because a small amount of water vapor can pass through. Still however, polyethylene sheeting is considered a Class 1 vapor retarder with a permeability rating less than .1. This is sufficient to help keep the harmful moisture out of your home’s crawl space.

Advantages to Having a Vapor Barrier Installed
1. Prevent Mold Problems
Mold thrives wet, humid environments. If your crawl space isn’t encapsulated, there is a chance this description applies to it. Removing the high moisture levels by installing a vapor barrier will inhibit mold growth that could negatively affect your health.
2. Stop Wood Rot
Your crawl space is home to the beams and floor joists that support your home. Excess moisture can lead to wood rot in these structural components. Vapor barriers can stop the moisture problems that often lead to wood rot.
3. Eliminate Musty Odors
When your crawl space has water problems, you can often detect it with your nose. The musty odors that an overly wet or humid environment cause don’t stay in your crawl space. They spread throughout your home.
4. Prevent Pests
Many pests, from termites to rodents, are attracted to wet conditions that can often be found in crawl spaces without waterproofing. Along with the physical barrier of the sheeting, removing the moisture removes a lot of the attraction.
5. Prevents Damage to Insulation and Wiring
Moisture can damage insulation and electrical wiring over time. Stopping the moisture protects these components, prolonging their lifespan and ensuring safety.
