2. Damaged Beams

Unless they were either installed incorrectly or made of a substandard material, there is a good chance that damage to the beams is a symptom of a different problem, either with the piers supporting them or moisture invading the crawl space.

That being said, though, fixing the underlying problem won’t do much good if the beam has already been weakened too badly. In this case, beams might also have to be replaced.

3. Rotting Floor Joists

You know how we said that water problems in your crawl space could impact your pier and beam foundation’s beams? The same holds true for your floor joists.

Moisture problems can lead to not only problems like mold and mildew, but also wood rot. And when your floor joists begin to rot, you will notice.

Are your floors suddenly feeling spongy? If so, and you live in a house with a crawl space, there is a good chance that wood rot has compromised your floor joists.

Water isn’t a problem for homes by itself. But when too much water pools in one spot, especially if it is near your home, then it can cause damage.

The solution, then, is to direct the water where it won’t cause damage.

This is where French drains come into play. French drains use a trench filled with perforated piping and gravel to direct the water away from your foundation. Instead it will flow to an area of your where it can naturally seep into the soil or flow away without causing damage.

Basement Waterproofing Systems

If your home has a basement foundation, and you’ve never had a problem with water getting in, consider yourself blessed.

The cleanup is a headache, and if you have a finished basement, the damage can be costly.

Sometimes an exterior French drain will be the best solution for waterproofing your basement. This is especially true if pressure from the water outside has begun to make your basement walls crack and bow inward.

Other times, however, the best solution is an interior drainage system with a sump pump. With this option, the perimeter of the basement floor slab is broken up and drainage tile is laid in such a way that the water drains into a sump pit, from which a sump pump can pump the water out of your home and away from your foundation.

Steps are taken to ensure that water that either infiltrates a block basement wall or comes in through the cove joint between the slab floor and the basement wall will be directed into the drainage tile so that it never impacts your basement.

Concrete is then poured over the tile to restore the floor slab.
